Processing a Land Development Plan:

  • Overview of the cycle of a land development plan, with particular focus on managing the numerous code requirements, procedures, and review processes across New Castle County’s various jurisdictions.
  • Discussion of Delaware’s jurisdictional structure, emphasizing that unincorporated New Castle County handles a higher volume of land development applications than incorporated municipalities.

Navigating the New Castle County Zoning Code:

  • Review of the Unified Development Code (the “UDC”), including its key nuances, procedural requirements, and common pitfalls.

Public Hearings, Community Engagement, & Elected Official Outreach:

  • Best practices for navigating the inherently public zoning and land use process. This includes communication with stakeholders and potentially impacted residents.
  • Discussion of the various hearings and their roles, including Preliminary Land Use Service (PLUS), Board of Adjustment (BOA), Planning Board/Commission, Resource Protection Area Technical Advisory Committee (RPATAC), Historic Review Board(HRB), and Council.

Hot Topics & Trends in Land Use:

  • Discussion of recent and active legislation, local and regional land use trends, and current development.

Property Reassessment: Status and Land Use Implications:

  • Update on Delaware’s evolving property assessment and tax landscape and the initial impact of these changes on property ownership, valuation, and development.

This seminar offers 1.5 substantive credits to Delaware and Pennsylvania Attorneys; 1.8 substantive credits to New Jersey Attorneys.
